Bakery Conversion to Residential Property | Midlothian Renovation Project
This project involved the complete transformation of a former bakery in Midlothian into a bespoke two-bedroom residential property.

Starting from a bare shell, we carried out all aspects of the build to deliver a fully finished home tailored to the client’s specifications.
The property was stripped back to its core structure, exposing original stone walls and leaving a completely open internal space.
Significant groundwork was required, including preparation for new flooring, insulation and structural layout, before the build could begin.
Initial works included the installation of a new floor system, incorporating damp proofing and insulation to bring the building up to modern standards.

Internal timber framing was then introduced to form the new layout, creating defined living spaces within the existing shell.

Structural joinery formed a key part of the project, including the installation of new floor joists, internal partitions and a full timber framework to support the new layout.
The building was upgraded throughout with modern insulation systems, including roof and wall insulation to significantly improve thermal performance.

First fix services were coordinated within the new structure, ensuring a clean and efficient installation ready for finishing works.
The final stages included plasterboarding, finishing, and preparation for decoration, transforming the once industrial space into a comfortable and modern home.

Exposed structural elements were retained where appropriate, adding character and reflecting the building’s original use.
A new staircase was also manufactured and installed, providing access to the upper level while maintaining a clean and functional design.
Bespoke elements such as custom copper pipework and fittings were incorporated to complement the overall finish and character of the property.
